I'm Spencer Tichner, a licensed NYC broker with CB Warburg Realty and founder of Tichner Builders, a family construction firm with 40+ years of experience renovating apartments across NYC, Long Island, and South Florida.

For sellers: if your place needs work before it hits the market, I'll handle the prep and credit some or all of the cost back at closing. We do the work, it gets settled when the deal closes.

For buyers: before you even submit an offer, I can hand you a realistic renovation budget based on decades of actually doing this in NYC — not a guess, not a promise to close a deal. And if you buy it, I can credit some or all of my commission toward the renovation costs.

Either way, you're not starting from scratch on the team. I bring relationships with architects of all shapes and sizes — from boutique designers to full-service firms — who can help design your project and prepare everything the board needs. And I work closely with experienced expeditors who know how to get things through the Department of Buildings with relative ease.
