The Juilliard Carriage House

The Juilliard Carriage House’s contemporary and distinguished design was achieved by award-winning interior and architectural designer Andrew Bernheimer. Known for his commitment to sustainability and his thoughtful approach to New York’s urban landscape, Mr. Bernheimer transformed this 1,975-square-foot historic home into the embodiment of modern downtown living.

The generously proportioned property features 4 bedrooms, an open concept living/dining/kitchen, 3 full baths, and a large 456 square foot south-facing entertaining terrace. The carriage house’s design deviates from the Federal and Greek Revival Style townhomes more commonly found in the Village. The original architect designed the 25-foot-wide property in the American Round Arch Style which allows for loft-like ceiling heights and larger windows that let in more natural light.

A gracious foyer leads to a grand living space with high ceilings and an uninterrupted gallery wall. The interior architect created balance and harmony by crafting three distinct living spaces. The open concept living area allows for a large sofa & entertainment system, dining for up to 8-10, and a chef’s presentation kitchen which includes island seating, custom cabinetry, Bosch appliances, and a gas range with a recirculating hood.

The south-facing primary bedroom features a custom walk-in closet and an en-suite windowed bathroom. The three additional bedrooms each feature deep closets and share two full baths. Bathrooms include Duravit, Kallista, and Kohler fixtures.

Every inch of this home has been tastefully finished to the highest quality, with solid oak floors throughout, new high-end wood tilt-and-turn oversized windows, ample storage, a large vented in-unit LG washer & dryer, a state-of-the-art VRV/VRF heating & cooling system, and Italian-designed Comelit video entry technology.

Comelit Video Entry Technology

The keyless Milano-designed system allows you to monitor entry, answer calls through the Away from Home App, and let deliveries/packages into the building’s lobby remotely. (Never get locked out or miss a delivery again!)

History of the Juilliard Carriage House

In 1893 Augustus & Helen Juilliard, one of New York’s most philanthropic Gilded Age residents whose legacy is the Juilliard School of Music, commissioned the well-known architect Alfred Zucker to build a livery stable at 27 Downing Street. The bottom floors held carriages and a stable while the top floor contained a living space where the stable’s proprietor and his family lived.

The carriage house went through many lives since the Juilliard family. The property transitioned from a carriage house into a bottling and repackaging factory. Then during the 1970s when the West Village was known as the artist enclave Little Bohemia the property became a Hollywood prop and costume warehouse. Costumes worn by Elizabeth Taylor, Judy Garland, Hedy Lamarr, Doris Day, Norma Shearer, Lana Turner, Jean Harlow, Greta Garbo, and Ginger Rogers all hung from wall-to-wall garment racks throughout the structure.

Presently, for anyone who is searching for that distinctly special home, 27 Downing Street’s unique history provides a sense of place rarely achieved.
