Although there is no designated kitchen (as per coop house share rules) there is a mini fridge microwave and a hotplate. There is a sink in the bathroom. This space shares a foyer with the main apartment. The foyer has two doors, one leading to the main apartment and the other to the space/ apartment, so it is totally private. In it’s history, it has functioned both as a studio and as an apartment for tenants who are not into cooking. It is for one non-smoking person only, no pets allowed. The building is well maintained and has two entrances – one on Riverside Drive, where you can easily access Riverside Park and the Greenbelt pathway (great for biking) that circles Manhattan along the Hudson River as well as the number 5 bus. The other entrance is on 96th street, which provides an easy and direct path to Broadway (two blocks), the subway (1,2 &3 and the 96th street crosstown bus). There are washers/dryers in the building, and street parking for the fortunate (or cunning) along RSD and the side streets. Internet access and electricity included. The space comes with a queen sized mattress, table and chairs but if you have your own and are looking for long term, and prefer unfurnished, we are negotiable.
As the building is a triangle, the square footage is approximate.

The photos might be a bit confusing because it was painted green and now is painted white. Currently there is a temporary scaffolding up so I included pictures of the view both with and without scaffolding.

ABOUT THIS LISTER
I am an artist and a public school art teacher. I live in the main apartment and sublet, as a house share, my (completely private) adjacent space which used to be my studio. As per coop board rules, I can not have a kitchen in the “house share” space. I love this building – the view, the light, the air off the river, the sunsets, the connection with the seasons and nature and the wonderful greenbelt which has an entrance nearby in the park. Transportation in this area is amazing – you are on the 1,2 & 3 line and also right on the crosstown 96 street bus and the amazing M5 bus, which can get you, almost door to door, to and from MoMA or Columbia U. I love that I can get on my bike and ride it around the perimeter of the island and over the Williamsburg bridge, to work, or up past the GWB on weekends, and can enjoy the park which is just across the street.
I am the owner. I am hoping to find a long term tenant, but the lease is for one year.

RENTAL REQUIREMENTS
I would need 2 references, a credit check and a month’s security. The tenant would need to be a single non smoker with no pets. It is available now. It is great for an artist’s studio (live-in) but no toxic substances are allowed.
