Discussion about
http://www.streeteasy.com/nyc/sale/300728-coop-270-west-end-avenue-upper-west-side-new-york I think there was a time element of the bet - I'm pretty sure I'll have won that part - as for price - we'll have to wait to see where this apartment eventually sold for, but I'm feeling pretty good about this bet, given how quickly it sold after the last markdown. liquid: Gutsiest move I ever saw. you are willing to spend 1.75mm just to have a burger and shake with 81. wow! I am sure she is lovely, but wow!
As for the time element I thought was there it wasn't part of the final bet, but I did think this one would go to contract even faster then it did. I said a month 7 weeks ago. But that was for HR which was a bet he/she didn't take. As for West 81st, the bet is as described above, winner to be determined when we see how this unit priced.
Can you link to the thread where your bet was made? I looked for it, but couldn't find it. Thanks.
As I mentioned on another thread, I am shocked given the maintenance. Liquid, props to you.

Mmmmmmm... Shackburgers....
Hey you may have those Shackburgers in Central Park soon- way to go liquid
The Shack is completely overrated. Filled with screaming kids, burgers limp and anemic (not to mention over-priced)... I can do better at Mickey D's.
I think the fries are disappointing, but cmon the burgers are darn good, esp for the price. You gotta spend like twenty bucks to do much better at a sit down restaurant.
Funny you should say that, bf--I actually think the fries are the star of the show; the burgers are meh. And last time I was there it WAS something like $20 for a meal for two...
wow, ive been 6- or 7 times and every time was disappointed with the fries, not with the burgers
Thanks, liquid.
UCC1 filing came in last week.

It happened way too fast, an it wasn't even a cash deal. I've all but conceded defeat.
Acris is beyond me and I don't see the details on SE yet . . . tell me tell me tell me . . . what did this apartment sell for?
LP, Acris is a little weird when you click on links. If you just click on the link, it won't launch the right document, but I have found that if you first enter Acris and then paste the link into the address bar press Enter, then it gets you there...
Nearly two months since the UCC filing, and still no transfer tax statement.
LP: You seem pretty confident, based on your trash-talk to beastbron on another thread. Have you been trading on inside information again?
$1.65MM.

Closed June 12th. Filed July 29th. The under wins, decisively.
Burgers and bets aside, the history on this one is remarkable:
06/16/2008 Listed in StreetEasy by Brown Harris Stevens at $3,300,000.
08/22/2008 Delisted temporarily.
09/02/2008 Re-listed by Brown Harris Stevens.
09/02/2008 Price decreased by 6% to $3,100,000.
10/01/2008 Price decreased by 3% to $2,999,000.
10/23/2008 Price decreased by 7% to $2,799,000.
12/06/2008 Price decreased by 5% to $2,649,000.
01/11/2009 Price decreased by 8% to $2,450,000.
02/17/2009 Price decreased by 18% to $1,999,000.
04/10/2009 Listing entered contract.
06/12/2009 Sale recorded for $1,650,000.
In this market, even the best brokers can get pricing very wrong, especially on properties with unique problems. I wonder what effect this sale will have on the rest of the building. Most apartments at 270 WEA don't have huge staircases and yacht-style woodwork, but a comp is a comp.
Hmm, maybe we should have a meetup at the Shake Shack?
I have my eye on the 10th floor potential combo (back to original plan) at 270WEA. On market at 3.7ish, off market.
9th floor combo (work needed) sold for 3.5ish 3 years ago, flipped for 5m (work still undone) at the height of market.
The SS burgers SUCK. I make better burgers than that at home from Citarella ground beef & Eli's brioche buns.
Can I come as a spectator? I missed the UWS cocktail event and I'm moving out of the neighborhood soon.
God willing. My buyer is waiting for his mortgage commitment.
Another example of "don't be afraid to submit a 'lowball'". 17.5% of final ask. Is that a candidate for the 'Lowball' thread?
Am I reading this correctly? Did this apartment trade for $5.3mm in 2005? Holy smokes!!!
walterh7: You're reading the history correctly, but I think there was more in that 2005 trade than the two "E" apartments.
I LOSE this bet. Amazed but slightly encouraged. Burgers are on me - well done West81
