i just rented the penthouse to my buddy. he like so far but only been 1 wk

Its been pretty good. The staff and buiding is wonderful. For the most part, I like my neighbors but there are a few that behave like party animals that make me not want to make this a permanent investment.

The area is "ok". The 24hr McDonalds and CVS makes it a 3AM destination for undesirable types. The VA is nearby so we unfortunately see a number of homeless vets, and NYU/Bellevue's patients wonder onto the block (their wristbands are still on). Did I mention the cabbie that got stabbed right in front of the building?

Yeah and as I've stated elsewhere, many purchased this "investment" property at top price and are now desperate to fill it with renters. Its the classic case of absentee landlords. And to clarify, there's nothing wrong with having renters in the building, its just the type of renters - disrespectful and property damaging young men. If you own or rent here, there's no recourse except to move out.
