what construction across the street?
there is a big hole where a building is slated to go up. it is on 14th St & 3rd Ave, on the southeast corner. You can't miss it, there is scaffolding already up. some tenants say that the building is very noisy, especially on the 14th st side (north side).
I am resident at 110 3rd, and I really enjoy the building. The views from the true floor-to-ceiling windows are fabulous and almost hipnotic. My views stretch 200 degrees from Brooklyn to New Jersey and everything in between, including the four East river bridges all the way to the Verazzano and the full skyline of downtown. The view of the Zeckendorf Towers glowing roof pyramids at night, and the Con Ed Building lighted clock tower are nice. The building is located in a perfect "valley" where there really isn't anything obstructing your views (from the south and west), but more importantly one doesn't feel hemmed in by any close next door buildings. The big sunsets over the New Jersey horizon (all from being located east of Union Square) are beautiful. The building is kept up very well and the gym and roof deck are great. Living here beat all my high expectations that I had before moving in. The other big positive is NY City Council recently rezoned the building heights from south of 14th St to east of 3rd Ave down to Houston, limiting all buildings to 8 stories maximum... This should guarantee east views, but it looks like that new corner building, diagonal to 110 3rd, on 14th and 3rd snuck in before the zoning was passed. The location near Union Sq, minus the noise and demos, and in the EV with new construction is great. Not a total surprise that no apartment has been resold since first occupancy in 2007.
Local11 - thank you for taking the time to address my concerns. sounds like you are on a high floor. i noticed that the construction on the small building south of 110 3rd ave will only be 9 floors. will wait (patiently) for a sale to come up.

Exterior aesthetic aside, I can imagine the apts and views are nice. Still, this is def a sub-par section of the village - it's like owning the nicest home on the block, if the nicest home is a multi-colored aqua eyesore...
I looked at this building back in 2007. Love the location and proximity to Union Square and everything else. However, I thought the interior spaces were way too cookie cutter. Feels like every other crappy apt in that area. The exterior is horrendous but that didn't bother me as much.
I've never been in the building but like the area a lot. Close to Union Square and related public transportation. Close to the EV/Alphabet City if that's your thing. HOWEVER, NYU continues to expand aggressively into the area. More dorms = more 18-22 year old lunatics roaming the streets and sidewalks day and night. This cuts both ways - it certainly adds a manner of security - but is worth considering.
my thoughts on this bldg are that the 1.) rental prices are too high especially when you factor in the broker fee. none of the apts listed here are offering an incentives like other new apt bldgs (like no fee, or reduced fee, free month etc) and 2.) the area gets alittle dodgy going east on 13th or 12th st, if walking the dog.

What's the noise situation in the building like on the lower floors ?
Have a friend in the building and been there a few times.
It is a high-end dorm. Not as bad as 123 third which has smaller units, but both are dorms.
Windows are fantastic in high floor living rooms. Windows don't work so well in bedrooms (try sleeping in) and imagine aren't so great on lower floor living rooms.
Gym is totally usable. Central A/C is great. Washer Dryer.
Bottom line: If you're under 35 years old, own an eye mask, and on a high floor should be happy.
First-time buyer and (and potential renovator) here. We are considering unit #1A in this building and I was wondering what people have to say about the building in general and this listing in particular.

The layout is a little weird, though I like that it is flexible, as my husband and I hope to start a family in the next couple of years. I love the square footage and the huge outdoor space in the upper level. I don't love that the master bedroom is tiny and that there is limited closet space throughout. (The 2nd BR closet in the floor plan no longer exists; it has been combined with the MBR closet to make a walk-in.) I would want to do some minor renovations, including some custom built-ins.
The asking price is low per square foot - lowest in the building despite being the largest unit. It has also been on the market for 2.5 months, and was on the market for 4.5 months 2 years ago and did not sell then. Am I right to be concerned about this with regard to the resale of this unit (probably not for 7-10 years)? Is this a very risky investment?
