No floor plan, only interior picture is of the fireplace...my guess is that equals wreck condition. And maintenance is really high for no doorman. I don't get this at all, larger wrecks in similarly desirable areas were going for less before the market changed. Maybe they still sell wacky weed in Washington Sq. Park after all!

AR..Remember I asked you the other day about "why the East Village"? Funny but I had occasion Wednesday to take a (very long) walk which took me through Chelsea down through the West Village and all the way accross town to Avenue C and 10th street. The answer was obvious. I hadn't been east of 1st Ave in a long time (and as a pre-gentrification West Sider I always considered the east side trouble as it usually was for us) and it was such a relief. Between 1st and A there was still some of that "tragically hip" element that annoys me no end but from there...at least I knew I was in New York City, not an urban version of Lake Forest IL or Wesport, CT. No chain stores! Street life! And Diversity!!!! Kids of various colors hanging out, laughing too loud and probably thinking they are the first kids in the history of the world to figure out how to "get over" on a parent, teacher, store ownere whoever. (When I passed PS 41--my alma mater--at dismissal time I was amazed that a school in this city could look so much like a right wing Republican rally in terms of the "complexion" of the students.) Still prefer to live where I do (Gramercy/Union Square border) because of convenience but I would definitely go East of A before any other area south of 14th.

it does feel very special to me. and sadly i think one of the reasons it has evolved thusly is because there has been very little new development there. one of my dreams has always been to find a two-family townhouse in the neighborhood. Some of the blocks between 1st and A are ok too, but not as consistent, i'd agree. i like gramercy and union square (although the latter has gotten a bit crazy, but foot traffic in and of itself doesn't bother me that much), and my last two purchases were in Gramercy and Chelsea, but i just feel at home in the east village.
