There are two 3BR combinations in this building reeteasy.com/nyc/building/196-east-75-street-manhattan Both are priced at the same level. The one on the 3rd Floor has been on the market for a while. Started in $3.2 and now it's close to $2.6 The 11th Floor just came on the market and they priced it at the same level as the 3rd Floor currently is. Both have very nice renovations. Depending on the buyer's taste for entertaining each one will please somebody. I like them both. Obviously the 11th floor more because I like a big living room and love the side view to the church. What do you guys think these ones will sell for? Any comments?

Both just beautiful and serene feeling, but 11 is better. Looks like 1900 feet, with new fittings. Except for no washer dryer(which prob you can add next to the shared bath in the closet) I would say totally move in. Now for the price. Because it looks move in(so there is no renov hassle) and if the floorplan fits your needs, it is prob gonna sell at 1.8-1.9. Like to see what others feel.

Wow - both are lovely. I would probably prefer 11 as that area gets a decent amount of traffic and 3rd floor could be noisy. Tough to determine the superior layout without visiting. Both are great family apartments.

Is this building managed by the Olnick Organization? Any difficulties with the management company?
