I am starting this thread to see if some of this anecdotal evidence of an uptick in activity is actually real. Please provide a link to the best priced condominium out there and lets see how fast they get scooped up.

because how else are you going to figure out if the market bottomed or not? Reading the reports on how you missed the bottom a year later?? I would rather see it real time.

I am not saying it is the only way but it is my way. I don't believe anything if I don't see it firsthand. SE (and any other mls/brokerage system) is like a digital cockpit of sorts. If you care about where this market is going but are not interested in the conversion rate of active to contract signed, you need to get a clue.

I have an easier way for you lr10021. Filter your SE search by "contract signed". That way the bears won't get their noses out of joint.

lr10021, when the market bottoms you'll be able to tell if you're getting a good deal. that's how you'll know.

Seeing how fast a 'best priced condominium' gets 'scooped up' is not an indicator in determining the bottom. A correctly priced unit will attract a buyer in any market, even a down one. A bottom (or lack thereof) has nothing to do with it.

It might not be a way to determine the bottom, but it is still interesting to see. For Brooklyn, I like this property, unfortunately still out of my price range

uwsmynabe & dcorreale...thanks for that. These boards are a place for highly intelligent people to argue their case. When someone tries to actually make money, they are poo-pooed. Interesting apartment but I really know nothing about the area.

Squid - Conversion rates are notan indicator? So I guess you don't believe FL is stabilizing as a result of exponentially higher transaction activity??

Aboutready - unfortunately I syndicate investments which I also take equity in, so my "gut" sense is of no interest to my investors. Would be nice though..."The market has bottomed because I know"..

lr10021, it won't be a gut sense then. that's my point. apartments will close within fairly close proximity of each other given certain standards. outliers will be obviously outliers, caused by unusual distress, not distress roiling a market.
