Can someone please explain this to me? The listing below - which I generally like but not at this price point - makes me totally perplex... How can this apt add up to 1157 sq ft? I don't want to jump to any conclusion so I prefer to give them the benefit of the doubt for now, but this seems highly suspicious to me... It seems close enough. If you add the rooms' widths, you get 39 ft, by 30 ft, minus the missing corner of the rectangle. So 30x39=1,161-60=approximately 1100 inside the walls. You have to understand that listings include the walls in their calculations, so there can be a reasonable 5-8% variance.
If you want to see really egregious estimates, head to the listings at 80 Metropolitan in Williamsburg, which are over by 25-30%. Now that's over the top.
Condos are measured according to a specification issued by the AGs office. The area is measured to the outside of the exterior walls and includes the columns and plumbing chases as well. These non-habitable spaces on can really add up on some floor plans. I inserted the plan into a cadd program and measured it how most coops are measured (inside face of wall to inside face of wall) and got 995 sf. So the AGs rules allow this condo to overstate it's real area by 15%. It's more of a joke than a scam, really, if they think they're getting 1.25M for this cramped apartment.
