linden78 -- what's the deal?

does anyone know what the status of linden78 is? i think we can assume that most buyers backed out of their contract when given the option to do so by the developer. but i havent seen any units re-hit the market.

All of the buyers except one backed out of the their contracts.

Not sure how this plays out.

If all buyers but one backed out, that means condo plan is not effective. Less than 15% of units are sold.

Wonder if the AG will make them wait another year to file a new condo plan. Usually if you don't make it, you can't file for another year. Having made it to the 15% sold mark but then losing it makes this an interesting case.

And no, I don't know who them, they, etc is. The developer still alive in this one?

there are still one or two of the larger units offered for sale by corcoran

Looks like same units from before the big collapse. Doubt they are for sale. Try calling Corcoran.

There was a 337m? (based on RE taxes of 1348307.78) transfer of most of the units from "amsterdam 78 mezz borrower llc" to Linden 78 HH LLC of 48 Wall Street on June 19th.

My bad - the 1.3+ RE taxes were NYC RP T. taxes - if it counts as residential, then we are looking at 94.6m+ purchase price of all (?) units - 9A.

I think once condo plan is declared effective per AG based on getting 15% in contract, this is not "reversed" if contracts don't close. Can anyone confirm this?

I'm not full of sympathy for the Linden developers because it is so ugly. The Harrison looked terrible in renderings, and ended up being not so bad in the flesh.

don't know but there website has been rehabbed and is up and running. no prices, but they invite inquiries.
