building at 300 Mercer Street

Discussion about The Hilary Gardens at 300 Mercer Street in Greenwich Village
Nice building, good service, not that noisy as the floors have rubber padding underneath. However, balconies make a lot of noise due to the wind. But the landlord will continue to increase your rent every year regardless of the market conditions. They offer you incentives to get in, but once you are in, forget negotiating your rent increase.
There are enough students that there are regularly noisy parties on weekends. Another annoyance is the smell of cigarette smoke in hallways on some floors, and sometimes in apartments (at least in mine). It doesn't get the maintenance it needs (my bathrooms gets its ceiling repainted twice a year because the super won't admit that there is a leak upstairs that needs fixing). Some common areas have paint peeling all over too. The lobby is gorgeous, but take a look at the ceiling, and you'll see there are even leaks there. It's certainly not a luxury building. But most of the doormen are very helpful and friendly.
Do you know - are these parties usually at the pool?
because that wouldn't be so bad. Or is the pool pretty restricted?

no wi-fi at pool (barely cell access up there, for some reason), no parties either (access is $30, even residents pay). building staff are for the most part friendly and professional, but not well-maintained as management runs things very cheaply - not a luxury building by any stretch.
