Discussion about
occasionally apts i have saved on my page turn up as (no longer on market) in a few cases thease apts turn out to have been sold--more often the apts just disappear from SE is there a way to know whether these apts have been taken off the market or have been sold?
If they disappear completely, they were taken off market. If they sell, there will be a record of it at minimum on acris.
Much later for ACRIS.
I assume here it's just a matter of particular brokers accidentally miscoding "off market" for "in contract", unless you see a consistent pattern.
It's not OUR miscoding. Agents have many gradients in our system that SE doesn't pick up.
I am representing the seller on 99 East 4th #5M, and we have an accepted offer, so the property is OA in the computer system that brokers share -- but it's still "active" in SE.
So my guess is that there are other gradients that SE is picking up and translating as "no longer on the market" -- one is probably TOM (which means we're renovating it to show it better), one is probably POM, which means the seller has pulled the listing, and then there's the whole family of In Contract/Board Approved/Sold.

Interesting. But aren't apartments usually shown until contracts are signed and countersigned?
Hi.
I have a pending application for an Apartment I was interested in.
They called me back to Confirm that the application & documents were reviewed & sent to Management’
& That I will hear back from Management in 4-7 buissness days,
But Now the Apartment says off-market’
So what does that mean ?
Does it mean it’s because it was Just Now Sold ?
Or is it possibly because My Application is Now pending with Management ??
