You asked for "thoughts". I think spinnaker1 gave you his/hers. Frankly your post is a little suspicious and your defensiveness on the price leads me to believe it is your apartment. Why would anyone with an interest in a property bring it to the attention of possible competition? It defies logic. Either you're a little slow or you're the owner.

Amusing...no, I don't own it. I genuinely was curious. I realize bringing up something I would be interested in purchasing brings attention but figured that most of the bears in this forum would not give a crap.

Here are my thoughts:
- You didnt list how big it is (with the 115% broker multiplier of course)
- You didnt list a floorplan so we could all figure out that it's really 700sf rather than 800sf
- You didnt list what floor it's on and that it's in a non-doorman walkup
- You listed it at a price perhaps around $1200psf when the market is headed toward around half that
So relist it at $500,000 and maybe a potential buyer will take it seriously

And for good measure, state very clearly in your listing that the apartment does NOT have popcorn ceilings and perhaps throw in some flattering prose about the refrigerator.

Folks, I'm bearish and generally suspicious of someone looking like they're pumping something (though I didn't get that impression here at all) but please, SEARCH DISCUSSIONS FOR OTHER POSTS by a person before hurling accusations. I can say w/ certainty that KHD is not selling this apartment, and has also been around here long enough to deserve some consideration.

West 34: thanks...totally agree the pricing is unrealistic (just wanted to know if the place was ripe for a low ball!). But I have honestly not seen it and REALLY wanted to just get the scoop. If I let some cat out of the bag, then OK, more power to the person who wants/gets it. The CoO issue may already have broken any interest I had.

I saw it a while ago. Thought it would be in great shape - far from it. Uneven floors, closets looked like they were about to fall apart, and layout has a lot of unusable square footage. After viewing the unit, another couple and I agreed that they wouldn't come close to the ask. Love the location however.
