Discussion about
In NYC, how much should it cost to stain new wood floors? I'm interested in an apt with JUST laid new oak wood floors but they are too light. It's about 600 sqft of wood, i'd say.

i've done whole apartments before both black and white stained. 850 sq ft apt stained black cost around 5K. 1050 sq ft apt stained white was around 7K.

You can't JUST stain floors, they have to be refinished (sanded, stained, sealed), so are you talking about that whole process, or just the upcharge for staining?

$7 a foot does sound a bit on the high side.

important items:
be sure you floor can handle the sanding--if it's already been sanded a few times another cut can expose the tongues in your tongueandgroove seams, which spells new floor--very expensive
shop based on psf--
most importantly insist on 3 coats of poly, 4 if you have young children, and watch to be sure all coats are actually applied
avoid fumes--esp for young children

I had it done for $4.50 a square foot. Four coats of poly after stain.

30yrs is right. The floors need to be sanded, stained, and polyd...and that quote seems VERY high. I would say under $3/sft and I would strongly urge you to call Marc over at Floorworks!

Tell him UD sent ya as he did my floors, my mothers house in LI, and a few of my clients floors. He is reasonable and work is quality! Now, installing new floors is a different story. I would say closer to $18-$20/sft or so, for all labor and material. These estimates can vary so much. In the end, you want someone that does a lot of floors, and not just a job here and there! Ive seen shoddy work done on floors, and it shows big time.
