I've been tracking listings since 9/08

I've done the same search on SE every week (usually on Monday) (with a couple of gaps). Sale Co-ops with monthly maintenance of no more than $xxx in {part of Manhattan, south of CPN} with at least 1 bedroom I will leave out the details. I won't type in all the numbers but here are ones from each month. 9/22/08 - 302 listings 10/08 - 346 listings 11/08 - 363 12/08 - 373 took a break in Jan. 2/09 - 491 3/09 - 535 4/09 - 557 5/09 - 561 6/09 - 547 7/09 - 571 Since I do not use price in the search, I don't have anything moving in or out due to raising/lowering of price. Certainly some apts. may move out due to maintenance increases but I doubt any have moved in due to decreases. I wish I had excluded "Listings in Contract" but I didn't and since I didn't I would expect the normal low point to be Aug/Sept. Because of this, my trend numbers are likely a bit misleading right now (although I was surprised July is up from June). I still expect a decrease in August from listings coming down after closing (although July numbers were 532 on 7/6, 561 on 7/14, and 571 on 7/20 so who knows). I'm guessing 470 on 9/21/09.
