I don't see much foot traffic from many LIC buildings, which makes me wonder whether it's mostly investors buying these condos.
good point I am often in that area and I observed the same thing very little foot traffic from some of these buildings especially vere lhaus even the view I dont see people coming and going that much at all like you would expect if alot of people were living here
well other than The View, most of these buildings are only 5-10 floors, so there won't be as much foot traffic as there is for the lux buildings in Manhattan, where buildings are 30+ floors
Anyone bothered by the green and yellow facade and being right by the midtown tunnel? Any thoughts on what it may do to resale?
I would worry more about their high monthly fees especially after 9 years from today.
@ vocalizethis, good point. The common charges are very high considering no pool, etc.
I viewed tons of apartments in LIC- (Vere, Vernon Jackson, Murano, Industry, The Yard, Powerhouse, The View, 5SL, View 59, LHaus etc.) I'm currently in contract with LHaus but I do have some questions regarding the building, appliances etc. There is no warranty on appliances and they have been there for a while so if something breaks down, does the super take care of it? Did you get a home inspection done even though its a new construction?

Is there anyone living there that can give some insight into the building? Tenants? Management?
I have been living in L Haus for a little over 6 mos. So far the only issue I've had with appliances was a minor problem with the freezer (door hinge issue, and it wasn't making ice well) but the Bosch repair person came within two days and there was no charge to fix it. It's working fine now.
Other than that, I've found all the other appliances work great - and since I am home often, constantly doing laundry, cooking and using the dishwasher, I do put them to the test. The stove/oven is awesome and I really like how everything is built-in and flush with the cabinets. It's a cleaner look. (I've been in other LIC condos where this is not the case).
THanks Lhausres. Do you note increased noise or air pollution due to the proximity to the LIE and its toll plaza. As well, what is the present situation with the parking within the building? Thank you in advance for the info.
Any thoughts on the impact of Hunters Point South on the prices of homes in that area?
More people, more stores and increased interest by retail to open. Only pluses, IMO.
anyone know what the deal with the parking garage is? last time i checked a month ago, the broker said that they didnt get approval from the city for the garage and noone was allowed to use it.
It looks like they just changed brokers here too. Modern Spaces seems to be working in every LIC building now.
modern spaces taking over the remaining unsold units.. mostly 2 BRs and duplex units. heard they are planning to raise asking prices soon due to the building's $psf lagging behind others in the area. There's an argument to be made about location. They point to the lack of current inventory and lack of new inventory in the pipeline to warrant raising prices. To be fair, the units sold in the area have held an avg of $700 psf for the last 2 years. I'm a big fan of the area but the stability of prices have even surprised me. I'm in a rental in one of the high rises by the water but have been to every new dev in the hood.
I was hoping to get some feedback from some current residents. How family friendly is the building? We are in the midst of negotiating our contract and want to know just how safe the area feels at night. ANyone live there over the summer and feel that the congestion of the LIE was not noticeable? We live in Manhattan now and are expecting a baby and just wanted to know just how convenient the area is. Thanks in advance!
The building's got a pretty healthy number of families with kids at this point. I think the number of kids in the building started off extremely low but has grown as the sold units have moved from the 1br to the 2br and duplexes. I'm not sure I want to speak for others with kids, but I've personally never felt unsafe at night, and I see families with kids walking around after dark all the time a couple blocks away in and around Gantry Park.
Hello again. Haven't checked this site since my last posting 5 months ago because I've been busy with our new baby :) I am quite pleased with how family-friendly everyone in the building is. We've lived in L Haus for nearly a year and have met several other couples with babies and a few who are expecting. I really don't know how to answer the safety question. I've never felt unsafe here. We've all heard the few isolated incidents with broken car windows but as a native New Yorker I can tell you that's bound to happen to you at some point in your life if you park on a city street. That's urban living. As for noise and traffic: the windows in L Haus are pretty thick (I believe I was told triple pane?) and I do not hear the street noise when they are closed.
Thoughts on the air quality in that area?

If you look at the value of all the other buildings in the area, you'll see this building is clearly struggling to sell. Units in most area are going for 650-700 psf. Again, if you bought a unit in this building over the past 2 years, you're going to be stuck for a long time.
can't speak on the air quality but just feels a bit more isolated from the rest of the neighborhood. crossing jackson ave to get to vernon blvd or anywhere west (i.e. towards gantry state park) is not the safest as cars tend to be a bit faster getting onto and off the pulaski bridge. The underpass is an option, but there's also an off ramp adjacent to it that you need to look out for. Also watch out for pidgeon poop if walking thru the underpass. The units are nice however so you get more bang for your buck. CCs are on the higher end of the range though.
I am pretty much wrapped up in the contract phase and just waiting to close. My wife and I are very excited to move in. We've both lived in Queens all our lives and are happy to come across a new construction luxury building in the borough. I have a question regarding the common areas (media room, gym, entertainment room, yard) Do these areas have Wifi? Also, do a lot of tenants take advantage of the entertainment room to throw small get togethers? Also, any recent word on the parking situation?

The common areas have Wifi. You can get the password from the doorman. Yes, people throw parties in the common area from time to time, mostly on weekend evenings. On the parking situation, last I've heard, the developer is trying to put in stackers and is trying to get their plan approved by the building department. I'm sure you can call the sales office and they will give you as much information as they can.
For parking, what is "stackers"? Also, are you hearing parking will be for sale or for rent?
Stackers are the metal frames that allow you to park one car above another one, so you turn one space into 2 spaces. The original plan was to sell the parking spaces, but at this point I don't know if the plans have changed. Again, ask the sales office, they will tell you what they know.
Word on the street is that the sponsor will be selling spots at $50k PLUS a $200 maintenance fee. Does anyone else think this is absolutely absurd!?!?!?
50K with stackers packing space and additional $200.00 maintenance fee., that's totally absurd.

Anyone living at L Haus now who can comment on what life is like there? Is the location really a problem? How does the construction quality seem and what kind of problems have appeared so far? The developer doesn't seem to have had a large track record in condos (most rentals and commercial properties) so it's hard to make guesses on the basis of the developer's past history.
I'm thinking about buying a 2BR unit there and moving from Brooklyn. The sales agent gave me the impression that the sponsor was "flexible" in pricing and perks.
What should I know/worry about before I make an offer?
You can look up "The Laureate" and "Apple Bank Condo" for other Stahl developed condos. I believe they are about to develop a rental/condo mix building at 388 Bridge Street as well.
Lhausres has a couple of previous comments regarding the building if you are interested....who better to get feedback from than a current resident!
@raphaekg: As mentioned in my previous posts, I enjoy living in this building, but I'm not a broker and I'm not going to oversell it. You have to live in a place that works best for you. I think the location is great because the subway is two blocks away and in under 10 minutes I'm in Grand Central Station. And once I'm at Grand Central, I can go anywhere. ...I can get to some places in Manhattan quicker than most of my friends who actually LIVE in Manhattan can. And then there's walking over the Pulaski Bridge to Greenpoint and Williamsburg, which I do regularly to get my Brooklyn fix. Not to mention walking down to the LIC waterfront. Again, these are things about the location that are important to me. You might not feel the same. ...As for the pricing in the building, the recent sales seem only 2 to 5 percent below asking. But the asking prices also seem to be going up, from what I've heard. Honestly, I don't know enough about that stuff. I'll leave that to the brokers since I'm not selling anytime soon.

I'm moving into the building soon and I'm curious about the Media Room and parking. Are Gol TV or Bein available on the cable TV ? Is there parking space available?
