The bedrooms seem on the small side, but you could totally move the wall downstairs to create more living space (dining space) and make the downstairs room an office...

the maintenance is high and its really a 2 bedroom...the downstairs is living/dining room and they split it to create an additional bedroom...it seems...

But still, a true 2 bedroom going for $725k is pretty good ... can't find an option like that on the UES.

Most 2 bedrooms I've seen have a mtce between $1500 and $1800, so I guess a "3 bedroom" with $2100 mtce isn't horrible...

That place is not a good deal at all. The living areas, excluding baths and kitchen, barely add up to 650 sqft, so the whole thing isn't more than 900, tops. If you wanna call a 900 sq ft oddly shaped bi-level thing a 3br, be it. But you'd be paying $ 2.30 psf in maintenance, which is ridiculous. It doesn't have a pool, gym or concierge. It's not white glove. You have to keep in mind that, in terms of carrying costs, 500 in maintenance are equivalent to 100K in price, so an 825K apartment with $1620 maintenance costs the same as this. And you can find a lot of way better options using those parameters.

I must say, I'm EXTREMELY skeptical every time someone with a username I haven't seen before suddenly starts a thread of the "isn't this a great deal?" variety. Originally, I thought "well, brokers can't be that brain dead to think that people won't see through that." But, alas, brokers are morons--which would also explain a username like NYCApt1234.

Mhillqt: good point about being a 2 bed with a 3 bed maint...

The apt caught my eye b/c it's such a low price. The neighborhood isn't great (south would be better) or on UES/UWS (for my preferences).

I've posted "this seems too good to be true" threads before, and I am certainly not a broker (although I obviously can't prove that in an anonymous forum).

My view on this apartment is somewhere in the middle. It is a "true" 3-bedroom, but the living/dining room is tiny, the maintenance is high, it's 3rd floor, etc. If you need 3-bedrooms and don't mind a small living/dining room, this might be a decent option, especially if you can negotiate them down. But amazing deal, or too good to be true - I don't think so.

1,200 sq ft. (assuming that is the real square footage and is not inflated) is small for a 3 bedroom. 1,200 square feet is what many 2 bedrooms have. In my opinion, this place looks like a 2 bedroom where someone threw up a wall to create an extra bedroom on the first floor. Unless you really need that extra bedroom, I would probably tear down that wall and expand the living/dining area.

My husband and I went to the open house on Sunday. It's BIZARRE!!!! The kichen is non-existant!!! It's tucked away in a tiny corner with the most antiquated appliances. The stairs are metal and feel incredibly industrial. The walls have lumps/bubbles in them and would need a good skim-coating. The place overall looks like a bad rental that someone has lived in forever and is now trying to sell.
