Common Charges up 9%

Is that a normal climb? I presume they'll say its b/c of the recession. Building has been sold out since it opened though and looking at previous Board Minutes, their aim was to reduce Common Charges (they did start of fiscal year) and keep it that way. Financials look good, but all of a sudden a spike in Month 8. Anyone else with similar experience?

Probably. The initial common charges were based on an estimate done when they filed with the A.G. So the 9% represents the differenece between an estimate "3?" years ago vs today...

A common charge increase within the first year of operation is unusual.

Real estate taxes have gone up dramatically throughout the city. This could easily account for the 9% increase.

Review the offering plan and ask the sponsor which costs accounted for the increase.

If there's one thing I can absolutely guarantee you, it's that the Common Charges did not go up 9% because Real Estate taxes have gone up throughout the city.
