Why don't agents/brokers update their listings on here?

I've come across three different condos I would not mind seeing but as soon as I e-mail the agent/broker, I'm told it's already in contract. Why don't they update their listings once a contract is signed so they don't waster their time or mine?

I have the issue. It's becoming a big waste of time search on this site.

There are unethical brokers that don't de-list places that people took off-the market. You call them and they say things like the estate is not finished, the owners re not answering calls, etc.... but I can show you other places...Others are in contract but don't update, so when buyers call, they say it's in contract but I have other place for u....

Hmm, ILuvNewYork apparently has this problem as does Brooklyn_Gal about old listings on the site. But their complaint doesn't include these bait and switch tactics that mimi seems to think is so prevalent. Sorry mimi that your agenda about "unethical brokers" doesn't seem to be proven out in this case.

Well, brokers are supposed to keep showing the apartment until closing. But I agree, it should be labeled as in contract. Sometimes the computer systems we use are a little unstable and there are delays even when we send in the info.

Why show an apartment in contract? Because so many deals don't make it to closing.

If you find the perfect place and it's in contract, you should call the listing agent and tell them.

We did. I live in a lovely Nassau house we got because the contract fell apart. I own a couple of investment properties I swooped in and bought when the buyer couldn't get financing.

In this business it really ain't over until it's over.

There are always problems, aggravations, irritations in life. The checkout lane is too slow, they won't let you take your tube of toothpaste on the plane, the subway is slow, the perfect apartment has a nasty neighbor that you can only find out after you move in, a piece of furniture gets banged up by your husband who isn't yet used to the new layout, etc. etc. Happy people deal with this. Bitter people are like that neighbor you didn't know about until you moved in. Get over it.

The brokerage systems are not an auto link to streeteasy. Also, when we get something into contract, there is a lot to get to that point and also still co-op approvals to deal with. So the first priority isn't to update the system. I know that might not be what people want to hear, but also be aware that our obligation is to the seller, and that is where our efforts are geared, including after contract the buyer to help him get it through (ultimately for the seller).

Is this potentially inconvenient, I suppose, but as you point out ILuvNY, when you call or email, you are told.

As for the mimi (woman?), are there brokers you have found are good? Or are you just some bitter old lady no matter what who can always find a problem to point out?

Oh, yes, pnorman. Of the Harlem brokers I've met I specially liked Frank Prescod, a real gentleman, Norman Horowitz, a bit dry but very efficient and a real pro, Klara Madlin, who introduced me to Frank Prescod and is a very well known UWS broker and a lovely lady, Clarence Pinckney and Eric Mc Lendon. As you see, I am not a brokers hater at all. It's just that I had some bad experiences in the past, and I can't believe that after telling a broker that her listing is still in Streeteasy and it's not actually for sale, she has not taking it down yet, after 6 months. Another broker I know had a fight with the owner and couldn't show the house and still kept it SE 10 months after. I pointed out that he should update it, but he only did it until the terms of his exclusive run out...

manitus - What kind if effing idiot are you?? These pages have literally thousands - perhaps tens of thousands -- of posts about unethical realt-whore behavior, and you're acting as if someone is saying they saw bigfoot.

"A lazy or unethical realt-whore?!? No! I won't have it! Prove it!" Like someone just defamed your rabbi or something.

All your doing is sending people down a rabbit hole, chasing a puff of smoke. The person is supposed to waste their time citing example to satisfy you, so you can laugh that they foolishly wasted a half-hour of their life proving something everyone already knows is true. Why not task Mimi with proving that the sun will come up in the east tomorrow?

Sorry, it's not anyone's job to teach lying, lazy, parasitic realt-whores why their profession is held in disregard. Likewise, I don't go around telling prostitutes, drug dealers, and used car salesmen that people find them off-putting. I don't need to - they already know it, and have decided to make a deal with the devil in that regard, for a little extra cash. Mimi doesn't need to "prove" that the average Joe hates broke-whores, anymore than she has to prove that people hate cockroaches, rats or similar vermin that for some reason come to mind when the topic of realt-whores is raised.

Wow. THat's remarkable. A realtor (aka, "realt-whore") actually came to the aide of another realtor. Usually, you never see them in packs -- they scurry under rocks when someone shines the light of day on their profession. But rmorgner made a tiny attempt at solidarity with his industry mate. Didn't defend him, mind you. DIdn't pull the sly bait and switch manitus did, with a ridiculous "show me how a realtor has ever been self-serving with anyone, anywhere". He just cast aspersions on me as being "nuts". But its a good start! You see, typically only relatively advanced life forms (lions, hyenas, some monkeys) know how to coordinate attacks on their prey for maximum effort. And while manitus and rmorgner certainly don't yet deserve to be compared with any of those species, yet, they may be starting to resemble lemmings or boll-weevils as much as the traditional cockroach analogy usually hung on realtors.

D_P - Wow. This may be a new standard in anti-broker ranting. Very impressive effort. Not to nitpick, but I have to disagree with your use of the word "profession" in both of your posts. I would have gone with something like "occupation" myself, as I don't concede that it's a profession.

I've had the bait & switch happen to me several times. I'll call or send an e-mail about a condo listed here and then they tell me it's already in contract but they have something else I may be interested in. I always decline b/c I can tell they are being shifty. Do these agents really think people are that stupid? I'll tell you in the past 6 months that I've been shopping for a condo, I've come to the conclusion that ANYONE WITH A PULSE can be a real estate agent, it takes NO skill or common sense whatsoever at least not in Manhattan.

re: 78 West 85th listing, how can this can be a "brand new condo" in a prewar building? Doesn't prewar make it about 70 years removed from brand new? Unless of course they are referring to a war that hasn't started yet.

Of course brokers lie, but at least they could try to lie competently. Mendacious AND stupid is a bit of a pathetic combination.

LOL I inquired about a property that is listed as being 613 square feet but when I saw it, it was obviously smaller. I asked the broker about it to which he replied, "Well the 613 square feet includes the 25 square foot storage unit in the basement."

Since when did they start including the storage unit in the basement as square footage IN the apartment? LMAO
