steve is the most consistent bear out there. 'Buy now or be priced out forever' is a famous last words bull post from just before the market blew up that has become the all-purpose sarcastic response to suggestions that prices are going to spike.

I'm not a real estate bear: there's some good deals in the Inland Empire, now that prices are down 50%. Probably can get some bargains in Miami, too.

Just not here.

Yes, it sounds ridiculous now, but it was absolutely said (as were many things bulls would like to forget).

Though more on curbed than here, but I guarantee you'll find things of that ilk in the old threads here as well.

If you think of buying as an investment (which is what I said) then it's true. If you think of buying as capitalized rent, then it's not.

Thats not true, and your sentence contradicts itself. Math only works when the factors line up, but the factors change.

Steve has said that in the past decade, the formula has worked out for buying, but there are certainly times when it flips.

Probably can get some bargains in Miami, too

Steve: We bought in Miami late '08 as an investment. We intended to use it for vacations for a few years then sell. But after spending time there, we are considering working our careers around to live there and downsize to a studio in NY for meetings, a bit of the culture, see friends etc.

When you realize that you can live in a super luxury building in a spacious apt w/ private 500 sq ft terrace directly on the ocean, amazing amenities -- 70,000 sq ft state of the art gym and spa, hotel amenities including great restaurants, daily valet parking, and on and on =======all for $700 psf, your brain freezes. You suddenly realize that you have been living a sub-human life in NY hoping you can afford one or even two of the crumbs of civilized life -- like space and light and a glimpse of nature.

There is a lot of talk about shadow inventory but no one really talks about the possibility of middle and upper class families downsizing in NY. We never thought we would leave our beloved NYC and never thought we could do so due to career concerns. But when you really look at it, it seems doable. We also swore we would never, EVER live in Florida. But Miami is pretty fascinating. Downside is hurricane insurance. Upside --incredible weather, low taxes and FREE PARKING

If we can't find the right price in NY, we just might fly south.
