Which broker gets the commission if 2 of them email you the listing?

I have been to some open houses and the brokers offer to send me listings of places that meet my requirements as they come on the market. However, what happens if more than one broker tells me about the listing? I have been to some open houses and the brokers offer to send me listings of places that meet my requirements as they come on the market. However, what happens if more than one broker tells me about the listing? I have been working with a broker who has been great and if anyone is going to get a commission, I feel like she should since she is the one who first took me around and who was put an effort into finding me a place - even though it hasn't happend yet. One the other hand, I haven't found a place yet and really want an apartment and the more eyes looking, the better. And if I get emailed a listing that I wouldn't have found otherwise, then that broker should get the commission. But what happens when more than 1 broker tells me about the same place? So, Bottom Line - What happens if I tell every borker i meet at an open house to send me listings and they all send me the same stuff and I buy one of those apartments!

The person you choose to see the place with will get the commission. Generally, I go with the person who first showed it to me. However, if their email to me was completely unsolicited (ie: I have not agreed to have them do searches for me) and/or I am not comfortable with them (you will have to negotiate through them if it works out), I go with the primary broker who has been helping me all along.
Do not underestimate the importance of your comfort with the broker's skills. We were in a situation where we had to go with someone we weren't particularly crazy about and the implications on our negotiations were awful.

neither of them get it because then you just do it without a broker and get the apartment for much cheaper
