comps vs. price

I will admit I'm being a little secretive. I see this place for sale and, in the same line (4 floors above), in very similar condition, is a comp from Janurary for 1.3MM. In the same line (8 floors below) is a comp from the end of March for 1.1MM in need of Reno work, at the very least a new kitchen and windows plus a skim coat etc.. The question I have today is were is the pricing in relation to those 'likes to likes' comps given there dates of contract. All else being equal...how much should I be paying to buy this property today. I don't want to share more information at this time for obvious reasons. Those who know me can easily guess so, don't out me. Please just share your valuable advice.
