A friend of mine almost bought a 2 bedroom there back in pre-construction days .... didn't but now has another shot at it. However, this unit seems priced at 2007 mentality to me - what do you think? http://corenyc.com/en/listings-119-fulton-street,18,194081.html
That looks expensive for 2009.
This does look expensive. Two observations I have about an attempt I made to visit an open house there a few weeks ago -- the realtor didn't show and the common areas we saw while waiting (hallways, hallway windows and stairwells) were extremely shabby and dirty.
I saw a unit in this building in May, well tried to see a unit in the building... I think I may have had the same broker as jim above. I agree, very dirty common areas and that street seems to be in perpetual construction. Maybe it will turn around in a few years but not ideal right now. And... Seems to be some neglect on the management company's part...
The kitchen was nice and there was a ton of storage/closet space so there are a few upsides.
I know someone who lives in line in this building- yes, the street construction has been going on for nearly two years, but presumably that will end in the near future. Besides, the common charges are really low. You can't see it because there's no floor plan, but the square footage is overstated by about 10%, which brings the $/SF to nearly $1100! Who knows, though- maybe the sellers are just inflating the ask price with the expectation of bids coming in at a 25-30% discount, which seems about where the price should be.
You actually raise a good point - the ask is expensive but the common charges are unbelieveably low for an apt that size. And maybe they are building in a discount.
