In a standard 6% deal, how much does the listing broker keep and how much goes to the agency (Corcoran, eg)? This is presuming no split w/a buyer broker.
An agent will see between 40 and 90 percent of what comes into the firm, depending on firm and arrangement with the agent. At the big companies (Elliman, Corcoran, etc.) "splits" are usually drawn in steps, so you get xx% for deals up to a certain gross commission point, then xx 10% for deals above that to the next break-even and so on.
The agency is trying to cover rent, database, professional association and marketing costs, while the agent is trying to cover their time, marketing, and (stop giggling) continuing ed/network costs such as going to conferences.
