No Superintendent - Brooklyn

The building we're considering buying in (new construction - nobody living there yet) does not have a superintendent included in the monthly maintenance. The building is not big enough to need a full-time superintendent - what would be the rough cost of hiring a part-time superintendent or an as-needed superintendent (if such a thing exists)?
