...for all these two beds in my neighborhood (Carnegie Hill) with $2,200 or even $2,700 maintenance. They are $4,500 rentals tops. What's it worth to you to save $25,000 a year? They are asking $1.2-$1.3mm still!
Head across the park for your answer, where you can find the same thing for under $1M and 1300 maintenance. As a bonus we'll double the transportation options and double the park options.
My answer was to wait for them to fall more. What is the school situation there? There are a couple of PSs that people like on the West Side right? I like it over there, would consider it.
Schools are a moving target everywhere I think. As some fall out of favor, some rise. People put a little too much weight on annonymous online school reviews and perceived status. The answer is to get involved and take an active interest. Mine is still in pre-school but we intend to enroll her into our zoned school without any reservations. There will be issues whereever she goes. Even expensive private options don't immunize you from schooling issues. We absolutely love the west side. The money you save on maintenance alone could pay for a month in the Hamptons every year. If that's your thing..
Which PS are you in? It seems optimistic to change a school the old grass roots way.
We're in PS84. I don't know if it needs changing but I intend to take an active interest in her education.

Concerning the PS, my kids are going to private school, but lots of my friends send their kids to the ps school on west 77 street. They love it so much that I am getting jealous. On top of that some of these kids toos test and went to the best schools for grade 6 (think Horace mann). However I think you will have to budget for middle private school, if you buy in the area.
