I don't know if there is a thread like this one. But since so many discussions are focused on what is happening in todays market,some listings are just adding to the wrong totals figures and thought we need a closing police thread. i finally did it. went to ACRIS. truthskr10, i think this is it.

Anyway, this is new construction and the last bit of action is Oct/2008.
This listing is at best...."contract signed" mode.
truthskr10, real buyer here- what do you mean by phony sold listings? I don't understand why that would benefit anyone.... new to this process in NYC & trying to educate myself. Have lots of evidence that this is the slimiest of slimy businesses but always happy to hear new M.O.s Thanx.
if you search for andreas veith it comes up. didn't look closely at the address details, something might be different there. the sale price definitely matches.

And it shows the alt address for 209-11 Hester. But that's odd. Why when I put in 136 baxter and pha it's not showing the sale? Strange.

Benefit? Well I could paint a scenario. What if a new development has 10 apartments for sale and want to establish a sale or comp of 1500 per square foot closing price for the other 9?
oooooh..... duh. Isn't there some sort of regulatory board checking these things besides you guys (lol but serious question)? I wouldn't have thought of that in a million years.
it's weird. you'd think it wouldn't show up on the SE site also, although maybe the broker provided the link. i posted one earlier today about the Lucida. it has two addresses, and Extell is filing under an address that is different from the one used here for marketing. so on SE the lucida page doesn't show any closings, but they have indeed been occurring (extremely anemically).

LOL you think that would some regulatory board!!! NYC is the wild west. Just bring your ruler, tape measure, laser measure to open houses with their floorplans and verify the square footage.

Yeah but I always thought Acris was bulletproof. It always comes up with every alternate. This one was a first.
that's hilarious. you know it's bad when you come in after a banker these days! I'm really new to this whole thing but the education is fast & furious. Last year we got screwed hard by a broker on a rental & this year they're scavenging on each other as we're looking to buy without a buyers broker. Tough going it alone but don't trust anyone.

Buyer's broker is a personal choice, positives and negatives.
Just do your due diligence.
And remember it's a buyer's market.

There are good brokers, like every industry, you have the whores, the thieves, the white knights, and the wheeler dealers.
Use streeteasy, acris, and propertyshark. Most importantly, use patience.
Damn! I know someone with that name and he certainly can afford this price.
Wonder if it's the same guy.
