Discussion about 337 West 70th Street
10/24/2007 Previous Sale recorded for $4,650,000. 10/25/2007 Previous Sale recorded for $5,100,000. 02/28/2008 Previously Listed in StreetEasy by Stribling at $6,000,000. 11/07/2008 Stribling Listing is no longer available. 02/25/2009 Listed in StreetEasy by Vandenberg at $5,300,000. 04/20/2009 Listing entered contract. 05/15/2009 Listing sold. 05/15/2009 Sale recorded for $4,550,000. Hmm, does this price seem low for a newly renovated single-family TH or are most others just grossly overpriced? Is that one of those cute, off the beaten path streets by RSD? There are a couple over there that I really like.

I think there's only one street like that in that area, and it's W. 71st. I've always loved that street ... but I haven't been there since Trump started building. You used to be able to go down a few steps at the end of the street and walk along a catwalk towards 72nd. Can't remember if it was possible to exit alongside the Chatsworth.

"I'm a slow typer." - probably not as slow as me.

West 71st is incredibly charming!

This TH also looks pretty narrow. But, it also seems to have some nice detail and nice finishes...

No, that block of W 70th isn't cute. Lots of light at the front, though, as 205 WEA is set back a ways, and not many trees. Handy to the big new grocery store on Freedom Place, but most of the other Trump-building retail is empty.

W 71st is still tree-lined. It now ends in a sort of cul-de-sac, abutting the stub of street between 220 and 240 Riverside Blvd.

I know a fair bit about the history of 337 and all the other comps in the nabe. I will post more when I am back from vacation. You should come to the next meet and greet.
