Closing Costs

Sorry if there is a feed on this already, but as a potential buyer of a condo (not new construction), is there a quick formula I could use to estimate closing costs. Excluding lawyers fees, since there is a wide range in what they charge. Thanks in advance for any help.

high estimate of 15% sound right to anyone else?

4-5% of your loan amount. add an additional 1% of price for over 1 million.
