It's low maintenance too! This is a pretty good pricing level for Grace Court in Brooklyn Heights. Best pricing I've seen so far for a good neighborhood in Brooklyn. If a Bklyn Heights location that's 3 blocks from the Promenade is going for $500/ sf ft, what are Forte Greene and Prospect Heights going to drop to? The apartment itself doesn't look like anything special, but serviceable. It's 700 sf ft, assuming the M floor plan is the same throughout the building. 2 Grace Court, 1M, closed 8/20/09 for $365k
beautiful building on a great block!
Thanks GG. It's funny, at first I thought you'd bought this place yourself, but then I remembered that you live near Columbus Circle and just OBSESS about grade-A prime BK real estate.
Not sure what this means for Brooklyn real estate in general, but 2 Grace Court is one of the affordable gems of the heights!
LOL. Yes, JKB, I guess that's fair to say I obsess about high quality Bklyn real estate.
It's where I eventually want to buy, so I keep en eye open.
I gather from the other posts that 2 Grace Court is a familiar building to some. That part of the Heights, between Hicks and the BQE, is very old-school, I suppose it might be a little conservative for some tastes, I'm not sure I would buy just there, but I put up this post because the price struck me as an improvement over recent transactions.
That floor plan doesn't look anywhere near 700 square feet to me (I'd guess 550 tops). And the apartment is on the first floor facing an interior courtyard.
Isn't the ceiling height less than 8'?
