Good question. In late 04, early 05 I remember thinking I wanted to buy because my specific rental situation became untenable (my landlord was a jerk) but I said I'd still wait because I thought prices then were too expensive. (I ended up leaving anyway in 06 for another rental with a real rental comapny) So I guess to be true to myself I should continue to wait until it gets to whereever I thought it should get when it was originally 2005! 2002 prices? If I could only remember what they were anyway!

The year is 2004 and the Roman g-d Janus is looking at 2003 & 2005 and deciding...

Q1 2005 is close to a lot final prices. We see this 'on the can you compare with comp' threads. Just don't see what will the trend reverse. As far as Janus is concerned...what type of offering would be needed to curry favor with this g-d? I'm thinking Virgins serving cheese blintzes with a side of sour cream. Sacrifice to the g-ds...Odessa style. See you all down town for perogies and potato pancakes. The g-ds love carbohydrates, then again...who doesent.

No rise in prices will occur until rents stablizie. Too closely tied to the Rent vs buy argument for owners and the DSCR/Cap Rate discussion for investors. As far as JANUS is concerned

The Romans ate their first meal at dawn. This meal was small and usually consisted of bread, salad, olives, cheese, fruit, nuts, and cold meat left over from dinner the night before. At noon the Romans ate a small quick meal. After lunch everyone took a 2 to 3 hour nap. Even children were excused from school for this time. The evening meal was served at sunset and usually consisted of a large meal with the entire family. A typical meal consisted of soup with legumes, milk, cheese, fresh and dried fruit, and lard. Later meat and bread was added to this meal.
