Not bad. Besides the jackhammers, I thought I heard the gears turning in Jonathan Miller's mind to find a linkage for his appraisal tools with StreetEasy's market reach. Might just have been me. Seems clear StreetEasy has reset the playing field for agents, buyers and management companies. It assumes the status quo of relationships, except they are better informed. That is a huge step forward. Too bad their revenue model does not support direct individual seller-to-buyer interaction.

interesting. afterwards i did a rentals search. they've always been so horrible. now i see why the citi rental broker was so incensed. take a look if you haven't already. it's really, truly usable now. all the repeat listings gone.

I didn't know this site was only 3 years old. I'm glad I found it so early on. I agree with the confidence aspect that Dawn discussed in this interview. This site helps a potential 1st time buyer like myself find information about a property they would not have had access to otherwise. Plus we get to read the forums and check out posts by those of you who have already bought & sold many times. You guys provide valuable info too :)

yep, it's a great resource, and long overdue imho. being RE the biggest asset class in the USA and the least transparent was non-sense. ACRIS is key too, hope at some point in time we will be able to access a unified type of database like ACRIS for entire regions.

she's from a delivery-based more than an image-based type of reputation/respect (hope we are moving towards that too). less image, more delivery. maybe those that don't deliver focus more on image imho. sure you wouldn't have taken bill gates seriously back in the day, right? she comes from IT/engineering, not from vogue nor TV nor... any other image oriented environments.

Got close to pulling the trigger in the late spring for a place that was really unique, but it ended up having too many issues. Since then, I haven't been looking too hard, just keeping my saved sales up to date. I get my bonus in August anyway, so I figured I'd hold off until after the slow summer months and have a little extra cash. I'm not in a rush, and probably won't buy before the end of the year. My landlord agreed to an early termination clause though, so if I do decide to jump in, that won't be an issue. Thanks for remembering!

wishhouse, all the best. it sounds like you are in a very good and flexible place. and you are (if i recall well) of an age to maybe be considering children? not that i'd presume that anyone would want them and somebody please take mine, but just do yourself a favor and make sure you have room for expansion if you need it.

and sorry if i'm confused on any of the issues. or presuming too much.

This Podcast overall is great. It gives you an inside view of what an appraiser in THIS sh!tty market has to go through with lenders who want him to outright lie about what properties are worth. Keep telling the truth Jon, it levels the playing field for us all.

I got an addendum request from [bank] today. The borrower says they have better views then the comps used. Borrower says they don’t have to look at the “less desirable” neighbors, a housing project.

If I agree could I please make the appropriate adjustment.
