We are expecting our second child soon and are thinking of moving from our current 2BR to a 3BR. Would like to be in the tribeca area. Does anyone have any good data on what 3BR units on the nicer side are actually renting for? I see listings in the 9-10k+ range but I would like to understand what flexibility there might be. Does anyone have any good data on what 3BR units on the nicer side are actually renting for? I see listings in the 9-10k+ range but I would like to understand what flexibility there might be. We currently are paying 6500 for a top of the line 2BR in the area and it seems like a pretty big step up to go to 9k+ for that extra bedroom. If that is the case seems like we should just make it work with the additional kid in our existing place. Is it realistic to think that a nice 3BR could be had for 7500-8000 max (i'm not talking about the 1400 sq ft 3BR like at 89 Murray). Should we wait for later in the fall to look? We are not in a particular rush as we still have several months to go.

I just went through a 3br search in the Village and it was really, really tough. The 9-10k range does seem to be where the market was in this area although I dont know much about Tribeca. I've hard there are deals to be had if you are willing to go into Battery Park (we weren't).
There are true 3br below that price but you generally have to be willing to trade off location (especially being close to the subway) or a doorman.

Jeez. It would almost be cheaper to rent three one-bedroom apartments.
(Hey, maybe that's the answer. Kid #1 goes on the 12th floor, Kid #2 goes on the 15th, and you guys live on the 28th...)

look at millennium towers in battery park city. You will get gorgeous 3 bedrooms for 6k-7k with to-die for views.
Milford Management seems to have several 3-bedrooms for substantially less, in the $4-5k range. They don't really seem to have the hang of listing their rentals online, though, so a call to the office is probably in order. BPC is fantastic for kids, and if you're at the northern end of the park you're quite close to Tribeca.
Tribeca seems harder to pull off, though.

Thanks - was aware of the verdesian and solaire and Millenium towers. The issue is that the verdesian and solaire are very small 3BR units with tiny living spaces, I'ld almost rather do a large 2BR loft at that price. Actually when I called verdesian they said that listing was not available anymore and the only 3BR is at the solaire.
We are currently in a 2BR in BPC and do love it very much but the kid is going to school in tribeca so that trek across the highway in the winter mornings is going to be pretty brutal. Millenium towers would be too far to walk and would need to take a cab twice a day to get him there and back .. i guess maybe the thing to try is just throw out some offers and see if anything sticks ..
