Doesn't this seem like it should come down significantly more?

this should come down significantly. it is below grade 1st floor with a backyard that can only be accessed through a bedroom. so, this is a HUGE 1 br apartment with gates on the windows that face the front on a busy street.

the location is great, though i'm not sure that's enough for someone to buy this place.

The garden does seem nice though. I think more like a full $100K more off the price...
