Coop requirements

I am buying a COOP directly through the owner without a broker. When I asked the owner about the COOP requirements (cash reserve / debt to income ratio etc), he doesn't know or can't remember. Since there is no broker who should I ask? I have asked the management company but they only provided me the package which does not include details of the COOP requirements.
