loan origination fee

so i am going through the mortgage process w/ chase these days. the guy working for me gave me a good faith estimate of all costs a few weeks ago which included application fee, processing fee, underwriting fee, flood insurance, NY attorney fee, Recording/UCC/Lien fee. In the letter I received today, a new item appeared called "Loan Origination Fee" which is $1250. I was just wondering... why was this not disclosed earlier? Do all the other banks have asuch a thing??? Thanks.

No, Chase is adding this on for extra money in their pocket. This "fee" should have been disclosed with the good faith estimate. So where is the good faith?

I have gone through many mortgage processes, and origination fees are pretty common, but nowhere near that amount. That is pretty nutty (also don't know why you need flood insurance, but I know nothing about what you are buying). I have heard Wells and BofA are offering much better deals these days.

i think i figured it out. the amount matches exactly the points i was paying to lower the interest rate.

funny because why can't they just call it "fees associated with points?"

without this fee, the total closing cost is $2400. This is almost exactly what BOA quoted me. Except BOA had a rate close to 40 basis points higher
