Condo Swap

Looking for any advice: We want to swap condo with our neighbor. Same line, just higher floor. Does this have to be recorded as sale again (meaning paying the mansion tax again plus getting new mortgage) or is there any way to swap over mortgage etc? I know it's an unusual question, will also call lawyer on Monday. But any insight here is appreciated.
