Competition. And on 9/16 they'll offer incentives to get people in on 10/1.

the little one-off unintentional LL, Related is gonna need to have a conference w/ their "sales" team IMHO. But when they do, it'll be an over-shoot bc they know they are already behind the curve and their inhouse brokers don't want to look stupid and ask for another cut in 2 months...
