Discussion about
Is this possible?
has to be a bug...will contact SE team
It appears as though elliman relisted their listings, and without apartment numbers. a cursory review indicates that they did not remove the old listings (which often have apartment numbers). duplicates. assholes.
No, SE just called me, they are all new listings. Capitulation is beginning!
i just saw a bunch of those re-listed elliman apartments. Clearly an intent to whitewash the apartment sales history. Streeteasy should kick them to the curb, although they're probably like 30% of the listings.
The relistings by Elliman include at least one that closed in July, as "already in contract."
If true, that would be a truly mindboogling number that would suggest a tidal wave of listings for September as a whole.
We (wannabe owners) can only hope.
No offense to Streeteasy and Noah but those numbers have been gamed for months now. Did you guys really think that Manhattan has been absorbing 1000 units a month for the past 3 months through delistings? All that while it has become harder to get a jumbo and high paying jobs in the city are being shed and all the new construction coming online? Come on now!
No these are not new listings -- this was discussed last night

I would be pissed if I was newly listing my place today and it was buried in the Elliman shitstorm of relistings. I also think you have to assume going forward that any Elliman listing is a repackaged place that has been on the market for several months.
no offense taken.
I don't think there CAN be 1900 new listings in a day. One other thing that is different about this type of business from a "trading" environment is that there are capacity issues. I think it simply isn't possible for the brokerages to process that many listings in one day.
the only thing it could be is an expansion of coverage somehow, in which case it wouldnt be 1900 anyway, maybe more like 200 or so. That has happened before. This is likely a listing glitch that is counting duplicates. It will be fixed.
no it is not expansion of coverage -- they have just relisted all their listings w/o apt #s and agent information -- more likely they changed the format of the info and SE is not picking up all the fields properly
its being gamed!
I've been re-searching the site for two days & all I've found are the re-listings without the apartment numbers. It's really annoying. If there is anything actually new it is definitely buried. I too would be pissed if I was a newly listed seller.
So many freaking games! I just want to buy an apartment. The one I WANT, not the one the broker is most desperate to sell me.
This is really annoying cos its screwing up all my saved searches - these relisted apartments with no #'s are coming up as new listed apts in the areas I'm looking in so I keep getting email notifiers. Especially when they're listing apartments that are in contract - I guess they're trying to mask sale prices or something like that - Do they think we're all stupid? Streeteasy should have safeguards against this kind of bullshit - I'm thinking about cancelling my subscription
I've started a thread in "anything" about requesting features on SE but one that I would like is to be able to exclude entire buildings from my searches. The current Elliman swamping of SE with all these dupped listings just feeds the need to be able to filter unwanted buildings.
Interesting that (a) a brokerage house makes a transparent effort to screw up a system that distributes information and therefore threatens their business model.
THEN (b) the next day, a first time poster comes on and blames streeteasy and says he is going to cancel his account to streeteasy, which if followed as advice would benefit who? The brokerage house mucking things up.
the poster is trying to impress upon streeteasy that shit like this will cause paying subscribers to leave--perhaps to inspire streeteasy to rein in the gaming brokerage firm
>the poster is trying to impress upon streeteasy that shit like this will cause paying subscribers to >leave--perhaps to inspire streeteasy to rein in the gaming brokerage firm
bingo. I don't see any conspiracy at work here on the part of the "first time poster". The flood of dupes *is* super annoying and SE needs to fix the problem.
Looks as if it's a screwup at Elliman's end. On their site they're showing an apartment that closed in July as "In Contract", while a few weeks ago they showed it as "Sold."
Conspiracy theories *are* more fun, though.
2 apt listings on corcoran I posted on another thread yesterday are listed as "new this week" on their site;

"who are they foolin?"
This must be shadow inventory.
easier to game then S and P futures
PE has made a gross mistake. When a building shows a flood of listings it is going to reduce demand.
Hey I guess now I'm upgraded to 2nd time poster! Yes - I'm just trying to impress that this annoying problem needs to be fixed - otherwise this site is just going to become a waste of everyone's time.
No the shadows lay on the west side. Those 50 some odd buildings along the high line waiting for 2012.
What happens in 2012, truthskr10?
Galactic skyscraper alignement?
I think Nostradamus said;
The new city contemplating a condemnation,
As the bears devour the bulls.
But a new dawn arises,
As the projects sink below the ground.
harman_kardon - this kind of thing has happened before and SE has fixed it.
I have emailed them (much better than complaining on their message board which they don't seem to actively monitor) before about mistakes and they fix them quickly.
I suspect that something like this is not going to be a quick fix but I am sure they will find a fix.
New issues like this will come up and they will be fixed as they have been in the past.
That has been my experience with SE so this may help you get some perspective and background.
I just got flooded with listings too. Trying to schedule an open house for this weekend and wondering if we should ask the broker to put the info up tomorrow instead so it doesn't get lost in the shuffle.
looks like SE fixed the problem.
yes -- problem fixed -- ty streeteasy
Told ya
divvie, my confrontational self would still like to know why it occurred. and only on SE and not the NYTimes. Elliman has been the worst, in my opinion.
and yes, thank you very much SE, for fixing it and so quickly. this is, after all, elliman's super open house weekend. wouldn't want to make it harder for people to find new listings and create accurate open house lists.
Well I think we all know that SE uses rules to try and match new apts that are not listed with all details with those that were listed before with more details. Whatever Elliman did managed to get around those rules so SE either tightened them up or Elliman corrected their database. I'll leave it to others who follow more closely to explain to us whether Elliman did correct or not.
Yes, but the question remains... is inventory really that much bigger now?? on urbandigs we still see >1900 new listings compared to yesterday? error or truth???????
Yes it's the truth: there were 1,931 new listings and only 25 contracts signed. The sky IS falling.
I know you are being sarcastic, but to alot alot alot of nycers, the sky is indeed falling. Anyone who felt 'wealthy' through their abode's appreciation and didn't save for 10 years bf their retirement good luck and get used to catz food. The liver one is tastiest.
Alas, the Urbandigs numbers still look screwy today.
it was an error on SE end that was fixed.
Noah, I get that SE was fixed, but does this mean your chart is accurate...?
http://www.urbandigs.com/charts.html
Quite the hockey stick...
Looks like Noah will need to go in and manually back out the bad data point from yesterday. Total inventory number seems to be showing correctly.
no, will have to have my guy fix that like OTNYC mentions
Quite the broken hockey stick...
hockey stick or not, inventory is up....
Listings count up nearly 100 since last week, and almost that since 30 days back...
Not disputing that.
You're the only one allowed to make trite comments?
huh? You're complaining about me commenting on the numbers?
btw, we're up again since that post.
