How can a NEW NYC RE broker minnow eat the entrenched Sharks?

Easy, convert would be buyers into "renters" and cultivate a huge rental listing referrals... be professional and honest. Sooner or later the market will turn, and when it does they'll remember the RE broker who told them to rent (w/ an in depth rent/buy analysis). You would have earned their trust. This is your time to make the "best" of the situation. Good luck and if you pass by some haggard looking broker by the name of jim or shrimpie, tell them to go to pasture... their time haz passed....

Well the advice they give new lawyers is

"Dress British and think British"

So I guess the following would be more appropriate in Real Estate:

"Dress Dolce and Gabanne and think George Costanza"

These days...Dress TITish, act skiddish.

The convert idea is a little out there. can't imagine a RE agent converting a 'ready would be buyer' to a renter. You also have to compete with the agencies that rent only. They usually have developed relationships with residential landlords on many scales. Remember, lots of renters start off on the tiny end of things.
