I don't think we need to stop the presses... there are buyers, like me, but we are looking for good deals & there aren't many of us that are free to buy without selling something first & have the financials to pay cash or be a slam dunk with the banks.

I just saw a new listing for 1,700/sq ft. You guys are just perpetuating the problem if you don't get real.

Citing a PR release from the real estate industry with the title "Buyers are back" reminds me of the time I was reading a study stating "cell phone usage does not cause brain cancer". Then I read the small print, it was underwritten by Ericson. : )

I have had a nice uptick in buyers calling me, and as Dragonfly has pointed out they are smart and looking for deals.

Hmm. A real estate agent says "The Buyers are Back!" because she sold one apartment.

Sort of like Henry Hudson declaring he found the Northwest Passage because he sailed up a river.

When inventories start to decline to historic levels and new developments stop converting to rentals or being foreclosed on, is when "The Buyers Will Be Back!"

Will it happen? Absolutely. In the short-term?

Unfortunately, the people at corcoran are saying the buyers are back, having never acknowledged that they were not there. All I hear is things are getting better -- a universal statement they have made nonstop for years. It does not SERVE THEIR PURPOSES to admit otherwise.

I love how all the bears are wrong because the world didn't end...and all that happened is real estate declined 25-30% in one year... Does anyone know if there is a worse year on record? Nothing to sneeze at in a sticky market... Unless the title of this thread, which is exactly something to sneeze at.

Rhino I luv how you throw around 25-30%. Like I said before my studio comps are down right now, maybe 4-5% from the so called peak(The highest price I could've gotten would have been early 2008).

If buyers are back, then why are so many projects getting halted and developers getting wiped out? Its gonna be funny when Related or someone like them slashes prices, or gets wiped out. Then maybe some reality will set in on these RE bulls. poor bastids. dont even know theyre dead in the water

I have a friend who just sold an apartment 4-5% off peak, up 50% from where he bought it in 2002. He insists that prices didn't double on the UWS from 2002 to peak like everywhere the eff else. I guess that makes him feel better like Steve.

Only if you, again, lie.

I said time and time again that folks entering market would be outnumbered by folks leaving it / shadow inventory. Urban Digs threw out the stat, SteveF was 100% WRONG. More inventory was ADDED than apartments were sold.

I know its a bitter source for you, but you were also wrong about shadow inventory.

And that whole "there won't be a crash" thing (from both of you).

And SteveF's whole "prices are going up" piece. Yeah, that didn't work out either.

And Steve's whole "the recession is overblown" thing (conveniently missing those lines in the articles he quotes noting that we officially have the longest, deepest, and worst recession since the depression).

Its pretty funny that I have to say this, but you guys had two of the top ten worst track records on this site.... and that hasn't changed in the last six months. For SteveF, its gotten even worse.

Sorry. But you guys have been PAINFULLY wrong.

Exactly. We had MORE LISTINGS ADDED than apartments sold.

Thanks for proving I was right guys, I didn't have the time to dig. New listings outstripped sales.

And, whoops... inventory has been growing for the last month.

Wow, at least I have to give it to Juice and SteveF for consistency in their bad calls...
