You have heard of reverse psychology? That would be to consciously ask too much to show how little shit you could give whether it sells or not. This is reverse reverse psychology. So fucking far removed that anything took place in the last year as to expect not only a pre-construction seller mark up, but a year of appreciation at say, I don't know, like 20%. Then round up to a 70% profit.
I hear it every day. It's the big turn around, all compasses point north! I've missed the big over correction and now I risk being priced out forever. This is one fast market and that was one fast economic recovery. I pray that all the disasters in my life are as mild and unpainful as the Depression of 2007 that was tidied up and dispenced with in just under a year. Thank goodness for the many loaded cash rich Manhattan Wannabees that are racing to the big city. They will save us all!
Maybe it won't go down a lot. That still doesn't mean it isnt the rational decision to rent, invest in bonds, and maybe buy a country house rather then rent the country house. Could the 25-30% we have seen (that two people in one day, on here and in real life, already denied has happened) be all of it? I just dont know...But I know I am not a bidder in a post-Lehman world.

Rhino believes that the cap rates associated with purchasing are very out of whack today. So he's not buying and for quite a while. He is investing his money in better yielding, lower risk assets.
