What is generally considered more desirable?

A classic 6 with small maid's room OR A real 3-bedroom, with EIK, but no formal dining room Assume square footage and bathrooms are the same either way. I realize the answer will vary depending on the specifics of the apartments. But any general thoughts/guidance are appreciated. Thanks.
