Gone contract

Discussion about
After 1 year of talking with the owner, finally went to contract for a unit down the hall. I think its over priced (by 10%) but since it would not been on the market, I am good with it. Now time to wait for the appraisal. Maybe there is a leverage.

Not sure I understand that logic but if you're satisfied that's all that matters. Will the appraisal be done before contract signing? If not, you won't have any leverage once contract is signed, unless there's a mortgage contingency that allows you to walk in case you cannot get financing.

Squid, yes. There is a mortgage contingency. I feel that I could take that risk of not completing the sale if it appraises lower. Hopefully, I can use that to bring down the price.
