Following up on a counter offer

So I met a guy 4Ks away from his counter offer and have not heard from him. How do I follow up and get him to agree to my last offer?

Hi, no brokers involved then call him. If, broker then ask him/her to GET feedback.

he knows you're eager by your counter...tell him that you're "eager" to move on with your search if the offer is not accepted. If he's bluffing he'll respond back promptly, if he has another higher offer then he will tell you.

We were off by 20K with a seller and walked away, leaving a standing offer. They called us back a few weeks later to our delight. Buyers have the upperhand, but to what degree depends on the specific apartment.

Prive. Hang in there. Don't get emotional about real estate, it clouds the judgement. When in doubt....PUNT. good luck.

I agree. This is a buyer's market don't forget. The seller is lucky to have one buyer & delusional to even dream of a bidding war. Especially if you are prepared to walk away, just hold your ground & I bet he'll call you soon.

You don't state how long it has been since you "haven't heard" from the seller. Did you indicate this is the best you can do? If so, they'll come in for "the nibble" in all likelihood shortly. You should have a "nibble" ready to communicate, too. If it has been days and this needs to wrap up one way or the other, communicate that and give a time frame--like you will withdraw your offer and move on in 24-48 hours.

You know the full circumstances here better than us. I haven't a clue as to how long it took them to reply in the past, how formal or informal communications have been so far, if the seller just celebrated the Jewish holidays and was out of commission for the weekend, etc. Take a look at the thread mentioned above for some general ideas on negotiating.

Prive..If you're not really committed to this apt then just walk away. It's like a bus, there will be others to your liking. Use this as motivation to ramp up your search.

agreed - we just went through this process. over the summer we negotiated over a contract on a place for nearly a month but we had to walk away. luckily we did because we found a much better place.
