Come on guys, do a little work. I know Streeteasy is not new user friendly but if you play enough with it you'll realize what a great tool it is.

click on "sales," then click on "advanced search," select " all downtown," put your numbers in the price range, check off the box "NEW price per foot" and enter a range.

Also, you can narrow results more than the pull-downs allow. E.g., for exactly two beds two beds, go in the address bar after searching 2+/2+ and change beds%3E=2%7Cbaths%3E=2 to beds=2%7Cbaths=2.
