Advice Needed!!

Hi, I will be re-locating to New York and require a lease starting in early Nov. Male - early 30's. My budget is 3-3.5k. I'm looking for a reasonable 1 bed apt. Basically, I've been given advice to live below mid-town. Is it realistic to hope for some outdoor space, and enough room for an extra footon for visitors? Thanks!

i'm no real fan of the corinthian, but this did surprise me quite a bit.

It's really not nice to put an extra "foot on" visitors!!!

sorry, couldnt resist.

check out nybits.com. It lists all the no-fee rental buildings. search for listings there. then check the websites of the big rental companies: Rockrose, Rose, Archstone, etc. For that price you should to be able to get in a newer full service higher-end building -- big alcove studio or a modest 1 bedroom.

For a fun neighborhood, Murry Hill (East 30s) is a solid choice, or Turtle Bay (East 40s). Also the highrises on 6th Ave in Chelsea. Or anywhere near Union Square.

The "below Midtown" guidance is naive. I did some of my best partying on the UES back in the late 1980s!

rob21, I am a landlord and I can tell you should easily be able to find what you are seeking. I assume you have good credit, landlord references, etc. Seasonally, the market gets better for tenants, the later in the Fall it is, as most folks come to town summer/early Fall.

the corinthian is a very sound idea that would meet your 'new to New York' needs. There are many rentals int hat building and when you consider the amenities, location and views it's hard to beat. Plus there's the added attraction on living in a Spitzer building. The same man that gave birth to that building fathered our last governer....what was his name???

aboutready: you're right not the greatest area...but 9th avenue has some good reataurants/bars, 10 block walk from whole foods, and you're close to tons of transportation (lots of subways, quick walk to grand central)

the price and the amenities are quite compelling

glenwood is also a very good landlord. but they may have some troubles even with that pricing and those amenities. there are a ton of new units out there or about to be out there.

i believe i read that silverstein managed to rent out about 25% of the 1000 or so market rate units at his new behemoth during the prime summer rental period. they considered it quite a success, given the times.

Don't waste time trying to find an apartment on your own! I am a pro at rentals in NYC! It seems like you have to get in to an apartment soon, and I can help you find the perfect apartment just in time for move in, in early November. Spend a few hours with me and I will show you all there is to see. You will have found your new home... All you'll have to do is bring your futon, and find a buddy to crash on it!

Hey, and you're a young single guy... I not only know NYC listings. I know where all of the hot spots are. Since you are new to NYC, you will need to find the best places to dine, shop, find entertainment. I am your NYC encyclopedia!

your budget is significant and allows you to live just about anywhere you'd like in nyc
don't let a broker tell you where you want to live
and there are tons of no fee bldgs where it is easier to deal direct than through a middleman
