Discussion about 381 Lenox Avenue #6D
this building is having problems and is not being completed in a timely fashion. It also is not being finished sd in the promised plan. The stairwells look as if they are from a horro movie. The lobby is not as it was shown in the orginal plans. The elevator is the size of a tin can and won;t allow for large furniture to be brought in. We had planned to purchase there but we lost complete faith in the developer and can't get a decent answer from Tony Oakley, he knows nothing, is his standard answer. I went on an open house tour of 381 Lenox Ave on Sunday, April 22, 2007 and I agree there was some cosmetic work that need to be finished, but the vast majority of the developer's costs have been spent and the developer is very eager to sell the units and move to the next project. My take is that this is the best price per square foot on a new construction condo anywhere on the island of Manhattan, if -- a critical if -- you can stomach the neighborhood which at West 130th and 6th Avenue (aka Lenox Avenue and Malcom X Avenue). The developer clearly wants to just get these all sold and is giving away the farm: 5% cash down and the developer pays all closing costs. You can literally buy a 2 bedroom, 2 bath, 1200 square foot new built condo in an elevator building with an attended lobby on the island of Manhattan by only putting $38,000 cash down. You can buy a dedicated underground garaged parking space for $25,000. These prices are unheard of for adventurous urban pioneers who are willing to tolerate the rather dreary surroundings. I would buy there except my wife won't let me because she does not want to live there.

SO we now live across the street from 381 Lenox and we feel we made the better choice. Our bldg has 77 units and its very friendly and really a fun corwd of all backgrounds and interesting careers. We enjoy coming home at night to valet parking and our special doorman that can't do enough for us. The Lenox Grand is still empty and we wish whatever the problem is it would be corrected as the more up here the merrier. Yes its a bit of a risk to purchase here, but we believe it will be great and we will have bought right and honestly we are happier here than our former Sutton Place neighborhood. Its very exciting to see it all improve and yet keep the flavor. Once upon a time Tri Becca was scary as was Alphabet City and The Lower Eastside and so many other places, now they are unaffordable,
