What should I expect to pay...

Discussion about
...for a UWS 2-bed, 2-bath rental in a doorman building between 86th and 96th? Preferably on WEA, RSD or Broadway. I realize the market has changed in the past year... is $3500 or so doable these days? Less? Or should I not expect to find anything under $4K? Not looking for a classic 6, but I do want a true 2/2 (no converted 1s). Also, what would be the rough price spread between renovated and non-renovated units? Thanks!

My old bldg a few blocks north of 96th on WEA just rented a couple 2BRs for about that price, but there is no doorman. So, I would be surprised if you can get anything decent in a doorman bldg. south of 96th for under $4K. Hope you can though. Good luck.

huge range depending on location, doorman, true 2 BR vs. 1 BR
check the individual listings...

I'm assuming these are negotiable asking prices, and might have BS clutter. For example, the first listing, if it's not just a nonexistent teaser, has been on the market for 252 days, and had a $100 (!) price reduction 7 (!) months ago.

Thanks, this is helpful. It seems that everything under $4K is either cramped, dark, or has no doorman. How flexible have landlords been lately with price in your experiences? Do they tend to stick close to asking?
